A RICS Building Survey (Level 3) is the most in-depth type of property survey offered by Cosey Homes. This level 3 investigation was once known as a ‘full structural survey’ and is based on a visual inspection of all accessible parts of the building to provide a thorough analysis. A Building Survey (Level 3) is the perfect choice for homes built with non-standard building materials or methods, old and listed buildings and those that have undergone historical alterations or are now in need of refurbishment. The report contains a wide-ranging analysis of defects including major problems such as subsidence, damp and timber decay. It also makes recommendations for maintenance and repair including cost estimates.
This mid-level property survey provides a reasonable amount of detail about the property in question, laid out for homebuyers in an easy-to-understand format. Building issues are addressed by way of a traffic light system to indicate their severity and urgency. The site visit is non-invasive covering visible, accessible building elements for inspection. A HomeBuyer Report (Level 2) is the best choice of survey for typical properties that were built using standard methods and materials less than 70 years ago, and that are in good overall condition. It aims to provide you with all the necessary facts to make an intelligent purchase decision.
For brand-new homes and nearly new properties, a RICS Condition Report (Level 1) may suffice. This is the most basic type of home survey we recommend for buildings where no defects are anticipated to be found. A short visual site inspection is carried out and the survey report provides a summary overview of the property’s current condition. While any areas of concern will be highlighted, no recommendations are made with regard to repair or maintenance.
