Are you looking for a chartered surveyor in Dudley? If you are considering buying a property in the Dudley area, it is essential that you take all the necessary precautions to protect your investment. Buying a home is one of the most expensive purchases that you can make, so it pays to make sure you understand the condition and structural integrity of the property before you exchange contracts.
We specialise in providing everything from RICS Homebuyers Reports (Level 2) and Building Survey (Level 3) to residential and commercial valuations. We have worked with every kind of property including flats and maisonettes, houses and commercial premises.
Whether you are concerned about specific aspects of the building you are looking to purchase, or you just want a clear picture of the condition of the property, our professional team will provide all the facts required to help you make an informed purchasing decision. Remember that many expensive structural issues may be hidden to the naked eye and it takes specialist analysis to make a real judgement on the state of repair.
A must for anyone buying a new home
For older or altered buildings
For a highly accurate valuation
Cosey Homes Chartered Surveyors are accredited by the highest standing professional bodies including the Royal Institution of Chartered Surveyors (RICS). Our professional team offers a full selection of property surveying services, reports and valuations including:
Formerly known as a ‘full structural survey’, a Building Survey (Level 3) is the most in-depth investigation we provide. The report will include a comprehensive assessment of building defects and structural issues, and will also provide repair cost estimates and our maintenance recommendations. Building Survey (Level 3) are highly recommended for larger and older homes, period properties and listed buildings, properties constructed using non-conventional methods of materials, as well as buildings that have been majorly altered in the past or are now in need of substantial refurbishment.
This mid-range property survey is designed to deliver a reasonable amount of detail about a property’s state of repair and structural condition. The report is laid out in an easy-to-follow format, using a ‘traffic light’ system to rate each defect found according to its severity. The report will also highlight features that are not building regulations compliant. The property inspection is non-invasive, and the HomeBuyer Report (Level 2) is most suited for standard properties that are in a good state of repair and that are less than 100 years old.
A Condition Report (Level 1) is designed to give a brief professional overview of a property’s overall condition, with the assumption that the survey will provide peace of mind. As the most basic investigation endorsed by the RICS, the survey report will provide a snapshot of the ‘as is’ condition of the building, highlighting any areas of particular concern as necessary. A Condition Report (Level 1) is suitable for new-builds and nearly new homes that are in a good state of repair, and where no defects are anticipated to be found.
Yes, you can, although the seller is not obliged to accommodate your request for a discount. Many buyers use ‘bad’ survey findings along with cost estimates for their urgent repair to negotiate an amount off the asking price, while others ask the seller to carry out remedial action before contracts are exchanged. You are certainly within your rights to renegotiate the price if serious defects have unexpectedly come to light, but you should also be prepared to walk away from the sale if repair costs are too high and your seller is unwilling to lower the price.
While it would be lovely to think that a brand new property will be in perfect condition when you buy it, this is not always the case. In fact, it is fairly common for new homes to have defects. A professional snagging list will be able to capture smaller jobs, but we would recommend carrying out a Condition Report (Level 1) for peace of mind that there are not significant problems with the building materials or construction. NHBC-type warranties notwithstanding, many structural issues are not immediately apparent, and it takes a professional surveyor’s eye to point them out.
If you are buying a period home or a listed building, we would always urge you to go for a Building Survey (Level 3). Old buildings may have been around for a long time but that is not to say that they can’t suffer from serious defects. Timber decay, roof issues, damp and subsidence are just some of the problems that a thorough investigation can discover. What’s more, many old buildings use construction methods and materials that require specialist attention to repair and maintain them. An in-depth Building Survey (Level 3) is the only way to ensure that you won’t be faced with nasty surprises after you move in.
