A Homebuyers Survey (Level 2) is a mid-range property investigation that we would recommend for modern homes built with conventional materials and methods that are in a good state of repair. The survey itself is non-invasive, based on a visual property inspection of the accessible parts of the building. At Cosey Homes, we use a templated reporting format that is easy to reference and understand, with a traffic light system to denote the severity and urgency of any issues found. The report delivers a useful overview of the building’s overall condition, highlighting any obvious defects, and serves as a valuable tool to help you make an intelligent decision on how to proceed with your purchase. It also includes a free market valuation.
Once known as a ‘full structural survey’, the RICS Building Survey (Level 3) is the most in-depth investigation we carry out. It is recommended for homes that are more than 70 years old, larger properties, ‘fixer uppers’, listed buildings and non-standard properties. A detailed visual inspection will assess the property’s condition and state of repair, providing details of all major faults and defects including damp issues, structural movement, timber decay, woodworm and rot. The report also includes our expert recommendations for repair and remedial action, as well as future maintenance requirements, including costings.

Since our surveyors are not qualified gas or electric engineers, we are legally not allowed to test any services. What we can do is carry out a visual inspection for commentary, and recommend further testing by a qualified professional.
Reinstatement costs are different from the market value of the property – and usually substantially lower. That is because the figure represents the full cost of rebuilding the property from scratch and is usually calculated for insurance purposes. It has nothing to do with the property market.
