The Building Survey (Level 3) is our most comprehensive investigation. Previously known as a ‘full structural survey’, this Level 3 survey is highly recommended for large properties, buildings that are older than 70 years including listed buildings and historic homes, and buildings that are in need of major refurbishment. After a detailed site visit, the report contains a thorough analysis of the building’s condition including major issues such as damp, timber decay and structural movement. There is also a section on recommendations for repair, remedial action and future maintenance, including cost estimates.
A RICs Homebuyer Report (Level 2) is recommended for properties built from conventional methods and materials in the last 70 years that are in a reasonable state of repair. This is a Level 2 investigation comprising a visual, non-invasive property inspection of the accessible parts of the building. The report gives a useful overview of the building’s condition and state of repair, while highlighting urgent defects found. A RICS Condition Report (Level 1) may suffice if the property you are in the process of buying is a new-build or only a few years old. While no serious building defects are expected to be found, any areas of concern will be highlighted in the report, though no recommendations will be provided for repair or maintenance. Every property is different, which makes it impossible to give a definitive answer without any knowledge of the property in question. The type of building, its size and overall condition, as well as the depth of analysis you require, are all important factors. While the length of our site visit largely depends on all of the above, as a general rule of thumb we would allow around 3 hours for a Building Survey (Level 3), and less for a Level 2 or Level 1 survey.

We would always recommend that you choose a full RICS Building Survey (Level 3) if you are thinking of buying an older building (including Victorian and Edwardian homes), properties situated in a Conservation Area and designated Grade I, Grade II* and Grade II listed buildings. As a Level 3 Survey, this type of survey provides the right level of depth and detail to cover the unique features and requirements of a period character home.
Whether a property is brand new or more than 100 years old, an independent survey is always recommended before you buy. Consider it as an important due diligence process to protect your investment. When it comes to new or nearly new buildings, it is a sad fact that these homes are usually not sold in perfect condition. However, the only way you can ascertain if there are any problems with the construction or materials used in the build is to have an independent property survey done.
